FREQUENTLY ASKED QUESTIONS (FAQ)

1.What types of Industries are permitted in a Residential area?

Garments industries, craft centres and assembly of electronic parts for manufacture of radios, transistors, television sets, computer chips and such other electronic industries with installations not exceeding 5HP and the number of employees not exceeding 25.

Cottage Industries listed by the Puducherry Pollution Control Board, run by power up to 5HP.

2.How many Horse Power allowed in a Residential Area?

As per the Puducherry Building Bye-Laws and Zoning Regulations, 2012, up to 5HP can be permitted in a Residential Area. Service industries such as Flour mills ( with permission of Local Body) provided they are housed in a single storied detached or semi-detached building with power requirement not exceeding 7.5 HP can be permitted.

3.List out the types of service Industries?

i) Filling & Servicing stations

ii) Smith, motor workshop, garages and electric repairing shops

iii) Flour mill, rice, dal and oil mills

vii) Manufacturing bread and biscuit and Confectioneries.

4.What type of industries permitted in a mixed residential area?

i. Fuel filling stations and automobile service stations with installation not exceeding 20HP

ii. Industries categorized as green industries by the Puducherry Pollution control committee, subject to maximum installation of 20HP

iii. Automobile workshop with floor area not exceeding 300Sq.m and electrical installations not exceeding 20HP.

5.How many Horse Power permitted in the urban area?

The Maximum of 20HP can be permitted in the urban area

6.List out the categories of units permitted in an Agricultural Zone?

i) Dairy & Livestock Farm, Pisci culture, cattle farms

ii) Storage and drying of fertilizers, food grains & seeds

iii) Installation of electric machinery of not exceeding 15.0HP may be allowed for the uses mentioned above

iv) Petrol and other fuel filling stations

7.What is the requirement of Coverage, F.A.R and setbacks in an Industrial plot?

8.What is meant by Coverage?

Coverage means the ratio of covered area to the plot area multiplied by 100

9.What is meant by Floor area ratio (FAR)?

‘Floor area ratio’ or ‘F.A.R’. means the quotient obtained by dividing the total covered area (plinth area) on all floors by the area of the plot and multiplied by100

10.Define plinth area?

‘Plinth area’ means the built up covered area measured at the floor level of the basement or of any storey.

11.Define setback?

Set back’ means an open space at ground level between a building and the adjoining boundary lines of the plot unoccupied and unobstructed.
